Investor Matching
RealiQ scores every property against your investor requirements using a weighted algorithm to find the best matches.
How Scoring Works
Each property is scored against each investor requirement on a 0-100 scale across five criteria:

| Sector | 25 points | Does the property sector match the investor's target sectors? |
| Location | 20 points | Is the property in a region the investor is interested in? |
| Lot Size | 20 points | Does the guide price fall within the investor's lot size range? |
| Yield | 20 points | Does the NIY meet the investor's minimum yield threshold? |
| WAULT | 15 points | Does the lease length match the investor's income security preference? |
Score thresholds
90+ = Strong match · 80-89 = Good match · 70-79 = Potential match · Below 70 = Not shown
Automatic Matching
Every time a new property is saved, RealiQ automatically scores it against all active investor requirements. Matches scoring 70 or above are created with status "New".
Manual Matching
- Go to the property detail page
- Click Run Matching
- The system re-scores against all current requirements
- New matches are added; existing match scores are updated
Match Statuses
- New — Freshly generated, not yet reviewed
- Reviewed — You've looked at it and it's a valid lead
- Contacted — Outreach sent to the investor
- Passed — Investor not interested or not a fit
Drafting Outreach Emails
From a match detail view, click Draft Email. RealiQ generates a personalised investor email using AI.
