Upload investment brochures, research papers, and comparable schedules. RealiQ extracts structured data automatically.
Document Types
RealiQ handles three categories of documents, each processed differently:
Investment Brochures
The most common document type. These are property marketing brochures from agents containing details like address, guide price, yield, tenant information, and lease terms. The AI extracts:
- Property address, sector, and description
- Guide price and net initial yield
- Full tenancy schedule (tenant, rent, lease dates, break clauses)
- WAULT (weighted average unexpired lease term)
- Any comparable transactions mentioned
Research Papers
Market research from CBRE, JLL, Knight Frank, and other agents. These are saved as reference documents attached to your Research section for team access.
Comparable Schedules
Standalone spreadsheets or documents containing transaction evidence. Choose "Comparable Schedule" as the document type when uploading. The AI extracts each transaction as a separate comparable record.

The Upload Process
- Navigate to Upload in the sidebar
- Drag and drop your file or click to browse
- The system shows an extraction preview — you can see the raw text extracted
- AI processes the document and presents structured data
- Review all fields and correct any errors
- Click Save to create the property record
Auto-matching
When you save a property, RealiQ automatically runs investor matching in the background. Check the Matches section to see which investors are a good fit.
Reviewing Extracted Data
The extraction preview shows all identified fields. Pay particular attention to:
- Guide Price — Ensure the correct figure is captured
- NIY — Net initial yield should match the brochure headline figure
- Tenancy Schedule — Check tenant names, rents, and lease expiry dates
- Sector — The AI classifies into Office, Industrial, Retail, Mixed Use, etc.
Tips for Best Results
Use original PDFs where possible
Native PDFs (not scanned) give the best extraction accuracy.
One property per document
Each upload creates one property record.
Comparable schedules as Excel
The tabular structure helps the AI identify individual transactions more accurately.
