Managing Properties
View, filter, enrich, and manage your property pipeline from listing to completion.
Property List
The Properties page shows all properties in your organisation with three tabs:
- For Sale — Active properties currently on the market
- Sold — Completed transactions (these also appear as comparables)
- All — Every property regardless of status
Property Detail View
Click any property to see its full details:
- Overview — Address, sector, guide price, NIY, WAULT, description
- Tenancy Schedule — All tenants with rent, lease start/expiry, break clauses, rent review dates
- Enrichment Data — EPC ratings, VOA rateable values, flood risk assessment
- Matches — Investors matched to this property with scores
- Source Document — Link to the original uploaded brochure
Property Enrichment
RealiQ can enrich properties with data from multiple public sources:
| Source | Data |
|---|---|
| EPC Register | Energy performance certificate rating, floor area, CO2 emissions |
| VOA Rating List | Rateable value, market rent estimates, floor areas by use |
| Environment Agency | Flood risk zone (1-3), river and sea flood probabilities |
| CCOD | Corporate ownership data — who owns the property |
Marking a Property as Sold
When a property completes, click Mark as Sold on the property detail page. Enter the sale price and completion date. This:
- Moves the property to the "Sold" tab
- Creates a comparable record automatically with the transaction details
- Updates the dashboard statistics
Building comparables from sales
Sold properties are the most reliable source of comparable evidence.
Withdrawing & Archiving
Withdraw — Use when a property is taken off the market without selling.
Archive — For older properties you want to keep for reference but remove from day-to-day views.
